What areas do you serve?
Central Florida, based in Orlando. Most of my transactions land in Winter Park, Avalon Park, Oviedo, and Chuluota, but I work the broader Orlando metro. If a property’s outside where I’m strongest, I’ll say so and point you to someone on the team who covers it.
How long have you been in real estate?
Since 2006. I joined The Ray Lopez Team in 2009. Twenty years in means I’ve worked a housing crash, a decade-long run-up, and the rate-driven slowdown since 2022; each one prices differently, and I’ve been through all three.
What’s your background?
A finance degree from UCF (1999) and an Orlando address since 1995. The finance background is why I lead with comps and absorption rates instead of a listing photo and a feeling. The 30 years in Orlando is why I know which of those comps actually apply to your block.
Do you work alone, or is this a team?
Team. The Ray Lopez Team is 8 full-time Realtors® and 2 administrative assistants, plus a dedicated photographer, stager, marketing team, and closing coordinator. You deal with me directly on strategy and negotiation. The team is the production line behind the listing, not a hand-off.

What does the buying process actually look like?
Six steps: get pre-approved first so your budget and your offer are both real; define the search on paper (neighborhoods, schools, flood zone, insurance cost) before we spend a Saturday driving around; tour with an eye on what a photo hides (roof age, AC age, permit history); price the offer against actual closed comps, not asking prices; inspect and renegotiate with a specific number, not a vague complaint; then close, and stay reachable after for contractor referrals and portability questions.
What does the selling process actually look like?
Pricing analysis first: closed comps, active competition, absorption rate, and three pricing scenarios with expected outcomes, not one number pulled from hope. Then staging guidance, professional photography, MLS plus the team’s own marketing, weekly showing and feedback reports, and negotiation on net proceeds, not the headline price. A closing coordinator runs contract to close.

Do you have a tool for checking my property taxes?
Yes. The Tax Savings link in the nav goes to a dedicated Florida property-tax-savings tool I built. I developed the tool to help show exactly how the proposed amendment to increase the homestead exemption affects taxes for each individual property. It’s also useful for homestead and portability questions when you’re moving within Florida.
Does the tax tool cover my county?
Orange and Seminole counties currently, with Osceola coming soon.
Is my information kept private if I use the tax calculator?
The basic tax breakdown for your property is free and doesn’t require any information from you. If you want to dig deeper and use some other functions, such as estimating future taxes and portability savings, that level asks for your contact info so I can follow up. Either way, nothing is sold to outside parties.
Can I get a home value estimate without talking to anyone first?
Yes. The “What’s my home worth?” button on the Selling page links to an instant estimate. Treat it as a starting number, not a listing price. The real number comes after I’ve pulled actual closed comps for your specific street.
What makes your team different from a single agent with a sign?
Capacity. One agent juggling three listings at once runs thin. Eight full-time agents and two admins means your file always has someone working it, and specialists (photographer, stager, closing coordinator) handle the parts most solo agents bolt on badly or skip.
Are you licensed, and how do I verify it?
Yes. Florida Real Estate License #SL3160233, with The Ray Lopez Team at Keller Williams Advantage II Realty, 12301 Lake Underhill Rd, Ste 111, Orlando, FL 32828. Any Florida license is verifiable through the DBPR’s public license lookup.
Do you work with first-time buyers and investors, or just experienced clients?
Both, across the team: first-time buyers, luxury buyers, and investors building ROI-focused portfolios, out of more than 3,000 transactions. First-timers get more explanation up front; investors get the numbers without the hand-holding.
Does anyone on the team speak languages other than English?
