Most buyers lose money in the first ten minutes of a negotiation, not the last. I’ll show you the comparable sales, the days-on-market pattern for the neighborhood, and what the seller’s position actually looks like — then we decide together.

How the process runs

01 Financing first A pre-approval sets your real budget and makes your offer credible. I can introduce you to lenders; you choose who you use.
02 Define the search Neighborhoods, commute, schools, HOA, flood zone, insurance cost. We narrow it on paper before spending Saturdays on it.
03 Tour and shortlist I’ll flag what a photo hides: roof age, AC age, drainage, permit history, resale ceiling for the block.
04 Price the offer Recent closed comps, current competition and the seller’s timeline. You see the same numbers I do.
05 Inspect and renegotiate Inspection, appraisal and survey. Findings get priced, and we go back with a specific ask rather than a vague one.
06 Close and after Title, walkthrough, keys. Then contractor referrals, tax portability questions, and market updates when you want them.
